This approach is also commonly known as CMAR (Construction Management at Risk) or Negotiated GMP (Guaranteed Maximum Price). The Client, Architect/engineer and T.R. Orr, Inc. collaborate as a project team to achieve the best results. T.R. Orr, Inc. is involved from conceptual design through construction, helping the Client control: cost, schedule, constructability, and quality. With T.R. Orr, Inc. as part of the project team in the earliest stages of design, it allows us to bring the most value to the project.
- Design/Build

In this method, the Client signs one contract with T.R. Orr, Inc. which includes all services for planning, designing, and construction of the project. T.R. Orr, Inc. will partner with a qualified Architecture firm to deliver the design services. By executing a “single source” contract, it provides the Client with a single point of accountability.
- General Contracting/Competitive Bid

In this method, the project is awarded upon price competition, schedule, or qualifications based upon client provided construction documents. The contract amount and schedule are established by the construction documents.
